Is a Garden Office Worth It?

A Garden Office has the ability to change your garden and transform the way you live and work. A garden building designed to be an office allows you to make the most of your garden space and lets you work from home. You can separate your home and work lives. With no daily commute, you'll save time, energy, and most of all - money.

At Garden Buildings Direct, we have the buildings to make this a reality for you. Whether you want a premium garden room like the Studi with in-built insulation or a cosy cabin model. We've got a garden office that's right for you.

Do Garden Offices Need Planning Permission?

Our Garden Rooms and Cabins fall under "permitted development". This means that they shouldn't need planning unless they breach certain rules. Like our other Garden Buildings, we design our offices to meet these rules.

A Garden Office will only need planning permission if:

  • It's more than two storeys
  • It's designed for permanent residential use
  • It exceeds a max eaves height of 2.5m
  • It exceeds an overall height of 4m (apex or reverse apex roof). Or 3m (any other type of roof)
  • It takes up more than 50% of your garden
  • It's built past the front wall of your house

Fully-Insulated Garden Office

We also offer top-of-the-range Garden Rooms with in-built insulation. The BillyOh Studi and BillyOh Outpost come with insulation pre-installed! The Studi uses structurally insulated panels (SIPs). And both feature double-glazed windows for ample light. So neither building needs extra insulation. They'll keep you warm in winter and cool in summer. For effort-free insulation, shop one of our SIPs.

For other buildings, like the BillyOh Kent, you can add insulation after assembly. For help and tips when insulating, check the guides on our blog!

Do Garden Offices Add Value to My Home?

Yes, a garden office will add extra value to your property - as long as it is a good fit. There should be enough space for it in the garden and it should serve a unique purpose in the layout of the house.

It also needs to be in good condition and able to last long enough to provide value for a new homeowner. This won’t be a problem with our offices, many of which come with a 10 year protective guarantee!

Yes - a rising number of small businesses and employees are based at home or from a garden office. This is an attractive and viable option for many reasons.

You can gain back the time which you'd otherwise spend commuting to and from work. You can then use this to do something productive (or for spending a little longer in bed!).

You may see a reduction in travel costs, whether you spend this on petrol or public transport.

Adding value to a property with an outdoor building such as a garden office is a common practice. A garden office can give you use now and be attractive to potential buyers in the future. Increase your floor space and create a more pleasing garden aesthetic. Plus, give yourself the ability to work from home as it fast becomes the norm. Some estimate that a quality garden office can increase your property's value by 5-15%.

Whether a garden building will need planning permission is based on its height, size, placement and what it'll be used for.

The maximum height of a garden office with a dual-pitched roof is allowed to be 4 metres. For any other roof type, it's 3 metres. Anything over this and you'll need planning permission. If you have any concerns, we recommend contacting your local planning authority beforehand.

If you're running a business from your office then you may well need other permissions. The same goes for if you intend to use it as a permanent residential space. Again, it's better to be safe than sorry. This is why we recommend getting in touch with your local planning authority. Or, head over to our blog for more information.

Of course. If your garden room isn't close enough to your house to connect to the mains water supply, it may be more expensive though. But installing a bathroom in your garden office will be a fairly simple task for a trained plumber. Make sure that you adhere to Building Regulation standards.

Is your garden building somewhere that you and/or guests plan to sleep in? If so, why not turn your office into accommodation? Remember, then you will need to apply for planning permission.

An office counts as a place from which your business operates, rather than an item of equipment. Because of this, no costs incurred from the purchase or construction of the office itself can be tax deducted from business profits. But items within your garden office, like furniture and insulation, can be.

A lot of us have transitioned to working from home (WFH) recently. So freelancers, small business owners, and employees are thinking about garden offices. They offer many solutions including:

  • Being cheaper than renting office space
  • Reducing time and money spent on commutes
  • Encouraging productivity by having a professional space outside the home

So why not have a look at our range of garden home office buildings to see if it's the right fit for you?

A lot of our log cabins are designed to be used as home offices. Some of our customer favourites include:

Our garden offices come with full assembly instructions provided via email upon sale. They arrive flat-packed in pre-assembled panels. We build all our BillyOh garden offices with tongue and groove, interlocking, or SIP panels. We make these from high-quality European-sourced timber and other materials. Panels come pre-cut and just need assembling together. Follow the instructions provided with your order. Then you and a friend (with some basic tools) can have your garden room built in no time!

There are a few ways to provide a broadband Wi-Fi signal to your garden office:

  1. Position your garden building close enough to your house that your home Wi-Fi signal will carry. However, this will depend upon where exactly the router is positioned inside your home, and it might not provide a good enough signal after passing through several walls.
  2. Get a Wi-Fi extension device, connect it to your router, and plug it in inside your garden office.
  3. Ask your broadband provider about installing a broadband cable to your garden office.

Options 2 and 3 will require your garden office to have an electricity supply (although, if you are planning to use a computer in it, you probably already considered this). For more, see our post on installing utilities in your garden room and how to install Wi-Fi in your garden office.

To turn your BillyOh garden building into a functioning home office consider:

  • Connecting a water supply
  • Installing fibreoptic cabling or a router that reaches your house’s WiFi
  • Sprucing up the decor with office supplies and a good desk

Whether you plan to use your garden room as a traditional computer office, a meeting room, or even a photography studio, a lot of work will go into creating the ideal garden workspace. Check out our guide to designing your garden office to make sure it is suited to the work you plan to do.

We have a series of guides for insulating garden buildings. Whether yours is made from wood or metal, the principles for insulating them are the same across the board, so you can make use of our guides to insulating a shed or insulating a summerhouse. You will also want to consider damp proofing your garden office for extra protection.
