The Bunny Max incorporates our extremely popular Tongue and Groove construction. The wooden boards interlock together, creating strength and solidity, as well as providing excellent weather protection.
In order to keep your playhouse a light and airy space for children to play in, the Bunny Max Playhouse features four, cottage-style windows. The beautifully crafted windows are glazed with styrene material to ensure that they are strong and durable, as well as easy to keep clean!
The Bunny Max Playhouse has all the charm of a fairytale cottage. Complete with flower boxes and window shutters to the two outer windows. For added character, we offer you two picket fence options that will really make your building stand out.
With the Bunny Max, we supply an 11mm Tongue and Groove floor & roof, green mineral felt as part of the standard package, included in the price.

Pressure treatment significantly extends the lifespan of wooden buildings by protecting the wood from moisture and decay. With correct maintenance and sealant, a wooden building can last between 20 and 30 years.
If you do not purchase pressure treatment with your playhouse, you should apply a wood preserver.

Spray Treated: Our sheds, playhouses and summerhouses get a beautiful golden brown spray treatment before leaving the factory in order to preserve the quality of the wood up until the delivery. As this only lasts through the transit stage, we do advise treating the wood after installation to protect and preserve it, as well as annual maintenance.
Pressure Treated: For an extra level of protection, you can opt for a pressure treated building which is an effective way of keeping the wood long lasting. This is an extra step in the manufacturing process where the wood is treated in a pressurised tank. Chemical preservatives are forced deep into the wood’s fibres to resist rot, decay and termites. When you upgrade to Pressure Treatment, the guarantee is extended from 10 to 15 years.
Our playhouses are not designed for children aged under 36 months as there are many small parts, which may be a potential choking hazard. Furthermore, there is often a maximum user weight of 50kg when tower playhouses and two-story playhouses are concerned. We also recommend keeping the playhouses a minimum of 2m clear from any obstructions or other structures.
Whilst our playhouses are delivered undecorated with the natural wooden surface, encourage your little ones to paint and splash some of their favourite colours so that they can have a colourful play den. There are so many ways to make your little ones’ playpen more homely and colourful looking. A variety of colours can be purchased as an optional extra with your playhouse.

Roof:
11mm: Our standard roof option, this interlocking roof provides a reliable covering for any building. The Tongue and Groove not only gives your building a stronger roof but also a premium look and feel.
Floor:
11mm: Our Standard flooring option which provides a durable, solid foundation and underfoot to the building. The 11mm option is ideal for less demanding and frequent usage, suitable for lighter intensity purposes like summer houses and other living spaces containing light furniture. The 11mm tongue and groove timber makes this a solid yet suitable, economical option.
All garden buildings should be assembled on a firm and level base. A base will ensure your building has a solid, long-lasting and well-drained foundation.
If you want to build your own base, from a sturdy material such as concrete or flagstones, you can find minimum dimensions for each size of this building in the tech specs. In order to protect your building from moisture, you should leave a 2ft gap around the exterior of your building, so remember to take this into consideration when laying any sort of base.
Our robust and simple to use EcoBase provides you with a firm, long-lasting foundation with suitable drainage for your garden building. It is quick and easy to install through the use of snap connectors that link the grids to each other.

If your playhouse is shorter than 2.5m you should not require planning permission, (unless it’s more than 50% of your garden or will be placed in your front garden). Planning permission rules can vary by area so we would strongly recommend checking your local council rules before purchasing a garden building from us.
This playhouse requires assembly. We do not offer an installation service on any of our buildings, as they are designed to be easy and simple to assemble. Using the digital assembly instructions included in your order confirmation and with a team of at least 2 people, the handy pre assembled panels mean you will have your BillyOh building up in no time!
Our playhouses are delivered in easy to assemble panels. For your convenience the panels are no wider than 4ft so they can be easily manoeuvrable and fit through a standard doorway. Glazing and any additional wood is delivered in separate, clearly labelled packages.

Your Bunny Max playhouse will come with golden brown spray treatment protecting the timber throughout delivery. Then, you'll have to treat the wood after installation and apply additional wood treatment each year. You'll need to be careful to also avoid potentially toxic treatment to the inside of your playhouse as children will be using it.
Or, if you want maintenance-free and long-lasting protection against even harsh weather, why not have your Bunny Max pressure treated? Available as an optional extra, pressure-treated playhouses come with an increased 15-year guarantee as preservatives are allowed to penetrate the timber in when treated in a vacuum.
